The communication and viewing phase went smoothly, as everything was done in-house. Hanni, the agent assigned to us, also answered our questions and locked in a viewing time that worked best for our schedule.

He didn’t limit us to a single property either, showing us various offices and retail shops.

Lease flexibility earned them some praise as well. The firm’s portfolio includes units available for lease for as short as 4 years, with a few open for seasonal use.

Moreover, they have high-street brands set up in their properties, which is always a positive sign. Brewdog and Manjaros are the notable ones.

That said, some folks moaned about viewing unkempt properties.

A couple of past clients also weren’t thrilled with Parklane’s sluggish response to complaints.

That doesn’t mean they’re not solid for people aiming to lease. In fact, we chatted with clients who enjoyed better deals, thanks to the firm’s negotiation services, which include rigorous clause reviews.

On the downside, they’re a new name compared to the other entries, having opened in 2021.

You can’t just ring them up either, as a callback request must be filed first. For some, the wait time can be frustrating.

The silver lining is that their professionalism is well-received so far. Baker’s reps have been described as friendly and efficient by most of our interviewees.

Additionally, their property search tool is one of the most detailed we’ve seen.

Dealing with Stoneacre Properties was smooth from the get-go.

For starters, we weren’t met with hold music, and the agents, Carla and Katie, in particular, were quick in answering our queries and setting a viewing time that worked for us. I guess that’s what 20 years of being in the game does.

Most clients we talked to had the same sentiments, specifically sellers. One particular feature they complimented was Stoneacre’s presence in major portals like Zoopla, ideal for maximum exposure.

We handed them extra points for the service range. They have four offerings, namely property letting, sales, management, and consultancy, with free appraisals to boot.

The catch is that their email replies take longer than calls. Also, we heard from a few clients that the firm’s repairs aren’t the fastest.

On a positive note, their local presence is strong, being focused on Leeds properties alone rather than spreading thin across Yorkshire.

If you want a firm that has kept clients for yonks, we suggest giving the 2010-founded Care4Properties a shot. We talked to property owners who’ve been with them for over 10 years.

From what we’ve gathered, their agents are usually spot on in the communication department. Demi, for example, has received props because of her well-informed answers, calm personality, and promptness.

What’s more, the firm’s smaller size generally means you’ll be enjoying a more personal and tailored experience. For one, you’ll normally deal with the same people who know your preferences.

Plus, they zero in on Leeds alone, unlike larger companies that cover more ground, only to miss local insights.

That fact, however, has drawbacks. The main gripe is their very limited portfolio—there were only two commercial properties posted on their portal the last time we checked.

Furthermore, they haven’t bagged any major businesses yet as of June 2025.
