Our creative juices are always in overdrive at Park House by Spacemade. The spaces, inspired by Scandinavian design, are bright and airy, and there’s also no shortage of plants adding a touch of green.

No complaints about the amenities either. The Wi-Fi is reliable, the ergonomic furniture keeps us comfy, and secure 24/7 access is a major win. Bonus points for extra perks like being dog-friendly and offering bike storage.

This one also nails the work-life balance. With Park Square just outside, shops and eateries are a quick stroll away. There’s even an on-site café for when we don’t feel like stepping out.

And for collaboration, the fully-equipped meeting spaces are a solid option to book.

On the downside, the day passes are a tad more expensive than elsewhere. Plus, the VAT details could be clearer; the total cost was a surprise on our first go.

Moreover, the aesthetics here are refreshingly varied. Some offices feature period windows, others have a more modern vibe, and many blend the two.

Even the workstations here are flexible. We typically opt for cosy one-desk offices, but the 60-person suites are primed and ready when meetings are on the agenda.

The snag? You can’t contact their folks on weekends.

The dedicated desk also comes in at around 250+ a month. The upside is that the monthly fee covers everything, from utilities to internet, with no long contracts.

Networking is a breeze too, thanks to their regular beer and pizza parties. Big names like IBM and AWS rent space here, so this pro is a massive win.

However, parking here has had its hiccups. Clients reported that maintenance vehicles sometimes block the exit, and the tight spaces aren’t the easiest to navigate.

Avenue HQ is perfect if being close to Leeds Station is a clincher for you. It’s only 4 minutes away, making it one of this list’s closest options to the metro.

Additionally, this spot spans 5 floors with private offices, coworking hot desks, and dedicated workstations. There’s even a rooftop with breathtaking skyline views.

Rooms here are in great condition too; Wi-Fi is speedy and the mix of lively colours and industrial accents looks fantastic.

However, the too-grey 10-seat meeting room isn’t our favourite. But if high-tech equipment and a professional vibe are what you’re after, it’s not really a dealbreaker.

The best part? They offer discounts for both long-term renters and hot-desking users, and their app makes keeping track of everything easy.

Food prices are on the steep side, though. Another client also pointed out that the sound of the catering trolley can be distracting, especially in meetings.

Cubo is just as near to the station as the Avenue HQ, but we prefer the first’s prime Wellington Place location. Why? It’s closer to big-time industries and haunts like restos and pubs.

As for coworking, there’s no shortage of options; hot desks, dedicated desks, and private offices are available here. All rooms also feature modern designs, natural light, and top-notch Wi-Fi, with some offering access to a terrace.

Another plus is the dedicated team taking care of tasks like package handling and daily cleaning, letting you focus on what really matters.

And, of course, we have to mention their in-house barista service. Coffee flows freely, and the roaming barista will whip up drinks just the way you like them.

We do wish they were a bit more dog-friendly; pups are only allowed in private offices here. Also, day passes don’t allow guests, which can be a bit of a letdown.
